Pool Deck Restoration Benahavís for Terraced and Hillside Villas
Benahavís is its own municipality, inland from the coast between Marbella and Estepona, and villa plots there often step down in terraces. We restore the stamped concrete on each level, from the drive to the pool deck, by cleaning, repairing and applying two coats of resin colour, with no breaking out.
Send us a photo and the m²Why do terraced villa plots need a different plan?
Because each level has to stay reachable while another is drying. On a plot with a drive, an entrance terrace, a pool level and garden steps, we work from the top down or the bottom up so there is always a dry route through.
Steps and level changes also mean more edges. Every riser, nosing and wall junction is cut in by hand before the open areas are coated, and that brushwork is what makes a terraced garden look finished rather than patched.
Can a sloping driveway be recoloured?
Yes, if the concrete is sound. Slopes are washed and repaired like flat areas; coating is done so that you can still get a car in or out where possible, and the drive is reopened to vehicles only when the product data sheet allows.
If the drive is steep and the surface grip matters, tell us when you ask for a quote. Grip depends on the product and texture, and we follow its data sheet rather than make promises.

Who decides on permits in Benahavís?
The Ayuntamiento de Benahavís. We have not verified its rules for exterior surface renovation (to be verified); depending on the zone, a declaración responsable or a licence may apply. Check with the town hall before work starts, and we will give you a clear written description to take with you.
If the home is in a development with its own community or estate management, shared areas and any rules on exterior colours also need their agreement.
What result can I expect on a villa?
A unified, deep colour across each treated level, with cracks filled and edges crisp. Our reference job is a villa in Marbella: a faded, cracked stone-pattern stamped drive, a carport under a reed-roofed pergola and a garage apron, all finished dark, glossy and uniform.
That same sequence applies to a Benahavís pool deck. More detail on the process is on our imprinted concrete restoration page.
How do I ask for a quote?
Send photos of each level, with a rough area per zone, through the contact page. Mention steep sections and how equipment can reach the pool level, as access affects the price. For terraces as living space, see patios and terraces.
Frequently asked questions
Do you work in the gated developments of Benahavís?
Yes, with your authorisation and according to each development's access procedure. Tell us how visitors are registered and any rules on working hours; we send names and vehicle details in advance and keep our visits to the agreed dates, so security and neighbours are not caught by surprise.
My villa in Benahavís is empty most of the year. Can you still do it?
Yes. We arrange access with your property manager, caretaker or a trusted neighbour, and send photos at each stage of the job. Quotes, colour approval and the final report are all handled remotely in English, so you only see the house again once it is finished.
Is Benahavís covered by Marbella's rules?
No. Benahavís is a separate municipality with its own town hall. Any declaración responsable or licence for exterior works would be a matter for the Ayuntamiento de Benahavís; we have not verified its requirements (to be verified), so please confirm with them before the start date.
Can you schedule around family visits and rentals?
Certainly. Give us the weeks when the villa is empty and we plan cleaning, repairs, both coats and drying inside that window. On terraced plots the work may be phased by level, which also lets part of the garden remain usable for staff.
Does the estate or community have to approve the colour?
Only if its rules cover exterior finishes or if the surface is shared. Some developments in hillside settings like to keep a consistent look; ask your management company before choosing, and we will work within any approved range. Getting this confirmed in writing before colour samples are made saves a second round.
How do you get materials up to the pool level?
By whatever route your plot allows, usually by hand through side gates or garden steps. We do not need heavy machinery because nothing is demolished. Please mention awkward access in your photos so we can plan and price it correctly.
Can the garden steps be restored as well?
Yes. Stamped concrete steps are cleaned, chips and worn nosings are filled, and edges are brushed in before coating. Steps that are cracked right through or loose need a builder first; we flag them on the quote. Treads and risers are coated with the rest so the steps match the terraces they join.
Will painting stop a slope from cracking further?
No. Colour renews the surface; it does not stabilise ground or concrete that is moving. If cracks on a sloping drive keep opening, the cause should be investigated by an appropriate specialist before any recolouring. We would rather tell you that up front than return to the same crack a season later.
What happens to the wash water?
We manage wash water and residue carefully and do not tip paint or solvents into drains. We plan how the water runs off on a sloping plot before starting, keeping it away from planting and the pool where possible. Any paint residue and empty containers leave the property with us at the end.
Do you build new terraces or retaining walls?
No. We do not carry out construction, structural work or design. Our service is restoring existing outdoor surfaces: cleaning, small repairs and two coats of colour. For new terraces, you need a builder. Once a builder has finished new work, we can look at restoring the older areas around it.
