Imprinted Concrete Patio and Terrace Restoration
An imprinted concrete patio that has gone grey, stained or cracked can be painted and sealed in place. We clean it, repair the defects, brush in the edges against walls, steps and planters, and apply two coats of synthetic resin paint, so your outdoor living space looks finished again instead of worn.
Send us a photo and the m²Can you paint an imprinted concrete patio?
Yes, a sound imprinted concrete patio is one of the most rewarding surfaces to recolour. It is where you eat, sit and entertain, so the difference between a faded floor and a deep, even one is felt every day.
The approach is the same disciplined sequence we use on driveways: high-pressure cleaning, repair of cracks and chips, brushwork along every border, then two coats of synthetic resin paint. The pattern remains, because the coating follows the relief of the stamp.

Think of it as resetting the floor of an outdoor room. The walls, the pergola and the furniture stay where they are; what changes is the large, flat surface that ties them together. When that surface is patchy, everything placed on it looks older than it is, and when it is one deep colour, the whole terrace reads as newly finished.
If the patio flows into a pool area or the driveway, it is worth planning the surfaces together. See pool deck restoration and imprinted concrete restoration for those areas.
What usually goes wrong on a patio surface?
Patios suffer a different kind of wear from driveways. There are no tyres, but there are table and chair legs, barbecue grease, wine and food spills, plant pots that leave rings, and shaded corners where algae settle.
- Fading in the sunny half while the shaded part keeps more colour, giving a two-tone look.
- Rings and dark marks where pots stood for a long time.
- Greasy patches near the barbecue or outdoor kitchen.
- Green or black growth along walls and in corners that rarely see sun.
- Fine cracks at corners, around drains and at the junction with the house.
Most of these are surface problems that cleaning, repair and a fresh coloured coat deal with. Our guide on why imprinted concrete fades and turns white explains the colour-related ones.
How is a patio prepared before painting?
By clearing it completely and cleaning it harder than it looks like it needs. Furniture, pots, rugs and barbecues have to go, because the coating must reach every part of the surface and the edges behind them.
- Pressure washing of the whole patio, with extra attention to greasy and green areas.
- Repair of cracks, chipped steps and corners once the surface has dried.
- Masking or brush cutting-in against the house wall, door thresholds, steps and planters.
- Two coats of synthetic resin paint over the open areas.

Thresholds and door frames get particular care, because they are seen up close every day. The photo above is from the Marbella carport, but the same hand-painting of borders applies to any terrace that meets a wall.
Which colour suits a terrace next to the house?
The one that works with the façade, not against it. A terrace is read together with the wall colour, the window frames, the tiles and the planting, so a sample seen next to the house in daylight is worth more than any brochure.
Darker tones give a rich, solid base and hide everyday marks; lighter tones feel fresher but show dirt and spills sooner. Our colour guide takes you through the choice step by step, without pushing any particular shade.
Do patio paint and sealing need maintenance?
Yes, a little. Regular sweeping and gentle washing keep grit from wearing the finish, and spills are easier to deal with when they are fresh. Felt pads or glides under metal furniture help where chairs are moved a lot.
Recoating is done when the surface begins to look worn, not on a fixed calendar, and the reference for that is the product data sheet. Our maintenance guide covers what to look for over the seasons.
Is now the right time if the villa is rented?
The best time is when the patio can stay empty for cleaning, repairs, two coats and drying. For a holiday let that means before the season or between bookings with a buffer, because the weather and the data sheet decide when furniture can go back.
Owners abroad can handle the whole thing by message: photos and dates in, quote and plan out, and progress pictures as the work moves on. A recoloured terrace also gives you fresh images for your rental listing.
How much does it cost to restore an imprinted concrete patio?
The cost depends on the area, how much cleaning and repair the patio needs and how many edges, steps and planters there are to cut in. A simple open terrace is more straightforward per square metre than a narrow one wrapped in walls.
The per-m² guide and a calculator are on our price site. For a firm figure, send photos of the whole terrace, its edges and any stains.
Frequently asked questions
Can furniture go back on the patio the same day?
Usually not; it depends on the drying and curing time in the product data sheet and on the weather. We tell you when light use is possible and when heavier furniture can return. Putting tables back too early is one of the easiest ways to mark a fresh coating.
Will barbecue grease come off before painting?
Pressure washing removes much of it, and greasy patches get extra attention. Old grease that has soaked deep into the concrete may not come out entirely, but the area is cleaned as far as possible so the coating bonds. Send a close-up so we can see how bad it is.
Can you paint the patio steps as well?
Yes, if they are imprinted concrete and in sound condition. Steps need careful brushwork on the edges and risers, and any chipped nosings are repaired first. Grip on steps is worth discussing before choosing the finish, especially if they get wet.
Can you paint my patio a completely different colour?
Yes. The coloured resin coating replaces the visible colour, so a change is possible. We recommend looking at samples against the house in daylight first, because a bold change on a large terrace has a big effect on the whole garden.
What about the joints between patio and house wall?
The junction is cleaned, any open crack along it is repaired, and the edge is cut in by brush so the line against the wall is clean. We do not coat the wall itself unless agreed. If water runs towards the house, mention it, as that is a drainage issue rather than a paint one.
Will pots leave rings again after recolouring?
Pots that sit in standing water for long periods can mark any surface over time. Raising them on small feet and emptying saucers helps. The new coating gives you a clean start, but how it looks later depends a lot on how the terrace is used and maintained.
Can you restore a patio with some broken pieces?
Small chips and holes are repaired as part of the job. If a section is broken into loose fragments or has sunk, it needs to be replaced or relevelled by a builder first. Once that is done, the whole patio can be recoloured so the repair blends in.
Do you work on rooftop terraces?
Our service is for exterior imprinted concrete at ground level, such as patios, terraces and paths around the house. A rooftop terrace is usually part of the building's waterproofing system, which is a different specialism. Send photos and we will tell you honestly whether it fits.
Is a painted patio slippery when wet?
Grip depends on the specific product and finish, as documented in its data sheet (to be verified per product). A smooth glossy surface can feel different when wet. If the patio leads straight to the pool or gets wet often, tell us so we take it into account.
How do I clean the patio after it has been recoloured?
Sweep it regularly and wash it with water and a mild cleaner when needed. Avoid aggressive chemicals and very close high-pressure jets on the new finish unless the data sheet allows it. Our maintenance guide gives more detail on caring for the coating.
Can you do the patio, pool deck and driveway in one visit?
Often yes, which also helps keep the colours consistent. The order of work is planned so that you can still reach the house and so that each area dries undisturbed. Include photos of all three areas in your request and we will propose a sequence.
