Pool Deck Restoration in Las Chapas: Restore, Don't Replace (Usually)

Look at whether the problem is colour or structure. Fading, chalkiness, grime, hairline cracks and small chips are surface issues; a surface treatment fixes them well.
Wide cracks that keep opening, loose pieces, hollow-sounding areas or a deck that has dropped next to the pool are structural signs. Those come from the ground or the slab, and colour on top would only hide them for a while.
When is a good wash enough on its own?
When the original colour is still there under the dirt. Pressure cleaning lifts algae, grime and some staining, and occasionally that alone brings a surface back to an acceptable look.

Why restore rather than rip out a villa deck?
Because breaking out sound concrete creates noise, dust, rubble and disruption around the pool and garden for no structural gain. Restoration keeps what is working and renews only the worn top.

Do you cover villas along the A-7 in Las Chapas?
Yes. Las Chapas runs along the A-7 between Marbella and Fuengirola, and it is within our area from the Marbella office. We work on private villas and on communities, quoting from photos before any visit. Tell us roughly where along the coast the property is when you send the pictures.
I'm not living in Las Chapas full time. Can you manage access?
Yes. We arrange entry with your key holder, gardener or management company and send photographs at each stage. Quotes, colour choices and updates are handled in English by message or email, so you do not need to be present. Your gardener can also show us where water and power points are on the plot.
My villa is part of a small community. Who decides?
For shared surfaces, the community of owners decides. Work that is necessary to conserve common elements is compulsory under the horizontal property law and the meeting agrees the cost split; optional improvements need a larger majority. Private plots are the owner's call, within the community's rules.
Can you schedule around summer guests in Las Chapas?
Yes. If you let the villa or have family staying in summer, we plan the work for a gap when the pool deck can be closed. Give us the free weeks and we fit cleaning, repairs, two coats and drying into them.
Do I need a permit from Marbella for this?
That is not verified for Marbella, so we mark it as to be verified. Exterior surface works may fall under a declaración responsable or a licence depending on the zone, and the Ayuntamiento de Marbella is the place to confirm it before we start.
Is there a gate or urbanisation security we need to inform?
If your home is inside a gated urbanisation, tell us how visitors are registered. We provide names and dates in advance and follow the urbanisation's rules on working times, so security staff and neighbours know what to expect. Neighbours appreciate knowing when the noisier pressure washing will happen.
Can a sunken patch by the pool be painted over?
No. Painting stamped concrete does not fix subsidence; if the ground under the slab is moving, that has to be solved first by a suitable contractor. Once the base is stable, we can come back and restore the colour. We would much rather send you to the right trade than sell a cosmetic fix.
How long will the new colour last?
Durability depends on the product, the preparation, exposure and use, and we do not quote figures ourselves. We refer to the product data sheet for expected performance and maintenance, and we can explain what helps the finish keep its look.
Can you do only the worst part of the deck?
We can, but a partial recolour may leave a visible join with the older, faded area. We usually suggest stopping at a natural boundary, such as a step, a change of level or a border, so the line looks deliberate.
What does a quote depend on?
Area in square metres, the condition of the surface and how easy it is to reach. A small, tight pool deck with lots of edges takes more brushwork than an open drive. Photos let us judge most of that before visiting.
