Faded, dull stamped concrete driveway before the renovation (Marbella)

Is Restoring a Faded Pool Surround Worth It Before the Rental Season?

Cost & pricing ·

For a holiday let with a sound but faded imprinted concrete pool surround, restoring it before the season is usually worth it: the pool area is the backdrop of the listing, guests spend most of their time there, and a recolour changes its look without the disruption of replacement. It is not worth it if the deck is moving or breaking up, or if there is no realistic window between bookings.

Why does the pool surround matter so much for a rental?

Because it is where the holiday happens. Guests eat, sunbathe and photograph themselves around the pool, and the listing almost always leads with a wide shot of it. A pale, patchy deck makes even a well-maintained villa look tired in those images.

A uniform, deep colour does the opposite: it frames the water, makes the terrace look cared for and lets the rest of the property shine. That is the kind of improvement guests notice without being able to name it.

When is restoration clearly worth it?

  • The deck is level, firm and in one piece, and the problem is colour, staining or fine cracks.
  • The listing photos are due to be refreshed anyway.
  • There is a gap of reasonable length before the first bookings.
  • Other outdoor areas, such as the terrace, can be done at the same time for a consistent look.

In that situation, cleaning, repairing and recolouring in two coats of synthetic resin paint changes the look of the pool area at a level of disruption far below replacement. Our page on pool deck restoration describes the process.

When is it not worth it?

When the deck has structural issues or when the timing is impossible. If slabs have sunk, roots are lifting the surface or large areas crumble, a coating will not last, and the money is better spent on fixing the base first.

Equally, if the calendar has no clear window, squeezing the work into a short gap and risking guests arriving to a surface still drying is a poor trade. In that case, plan it for the next quiet period instead. Our guide on repair or replace helps with the first question.

What does restoration offer compared with replacement?

RestorationReplacement
Demolition near the poolNoneYes
Rubble and dustNone from demolitionSignificant
Pattern and levelsKept as they areRebuilt
Fits between seasonsMore easilyHarder
Fixes structural problemsNoYes, if the base is rebuilt

For a faded but sound deck, the comparison usually favours restoration. For a broken one, it does not.

How should the work be timed?

Around your calendar, with a buffer. The pool area is closed from the start of cleaning until the coating can take foot traffic, and the exact time depends on the weather and the product data sheet. A buffer before arrivals protects both the finish and the guests.

Owners abroad can handle the whole thing remotely: photos and dates by WhatsApp, quote in English, access through a manager, and progress photos during the work.

What else should be considered around the pool?

Grip and pool water. How the finished surface grips when wet and how it copes with pool chemicals are product properties described in the data sheet (to be verified per product). Raise both at quote stage, especially if families with children book the villa.

Colour also affects comfort: darker decks absorb more heat under bare feet. Our page on faded imprinted concrete and the colour guide cover these choices.

How do you weigh it up for your villa?

Send photos of the deck, close-ups of the worst areas and your booking dates. We will tell you whether the surface is a good candidate, what preparation it needs and whether your window is realistic. The cost factors are explained on our price site, and the terrace next to the pool can be included; see patios and terraces.

Frequently asked questions

Will a restored pool deck increase my rental income?

We cannot promise a financial result. What a restoration does is improve how the pool area looks in person and in photos, which is an important part of how guests judge a property. Whether that translates into more bookings depends on many other factors.

Can I restore the pool deck between two bookings?

Possibly, if the gap is long enough for cleaning, repairs, two coats and drying under the data sheet, plus a buffer. Send the dates with your photos and we will tell you honestly whether it fits, or suggest a better window.

What if the weather is bad just before guests arrive?

We only coat when conditions meet the data sheet requirements. If rain is forecast, the work moves, which is why we recommend leaving a margin rather than planning to finish the day before arrivals.

Can guests use the pool while the deck is being restored?

No. The pool area needs to be clear from cleaning until the coating can take foot traffic. Guests in the villa during the works would also be exposed to equipment and wet surfaces, so it is best done when the property is empty.

Should I do the terrace at the same time?

If the terrace is also faded, doing both together keeps colours consistent and uses one set-up. It also means the whole outdoor area looks fresh in new listing photos. Include photos of both areas in your request.

Is it worth restoring if I plan to sell the villa?

For a sound but faded deck, a restoration improves first impressions at viewings and in sales photos. If the deck has structural problems, a buyer's surveyor may raise them anyway, so those should be addressed rather than covered.

Is a pool deck restoration noisy for neighbours?

The loudest part is pressure washing, which runs during the cleaning stage. There is no breaking or cutting of concrete. In communities, informing neighbours or the administrator in advance is a good courtesy.

How do I know the deck is sound enough?

If it is level, firm underfoot, and the issues are colour, staining and fine cracks, it is likely a good candidate. Sunken areas, wide cracks or crumbling patches are warning signs. Photos, including a low-angle shot along the deck, help us judge.

Can you take photos for my rental listing?

We send progress and finished photos of the work, which you are welcome to use. For listing photography, a professional photographer will usually do a better job. Plan their visit after the surface has fully dried.

Will the deck look faded again by next season?

How quickly any coating weathers depends on sun, use, pool water and maintenance, and the data sheet is the reference. Rinsing splash zones and gentle cleaning help it keep its look, as our maintenance guide explains.
