Warning Signs in a Quote to Restore Your Imprinted Concrete
The clearest warning signs in a quote for imprinted concrete restoration are a vague scope, no mention of cleaning or crack repair, a single coat, promises of lifespans or non-slip surfaces nobody can document, and pressure to paint over problems that clearly need fixing first. A good quote says what will be done, in what order, and what will not be done.
Send us a photo and the m²Is the scope written out step by step?
It should be. A quote that only says recolour driveway does not tell you whether the surface will be pressure-washed, whether cracks will be filled, how edges will be handled or how many coats are included. Those are the steps that decide whether the finish lasts.
A clear scope for a restoration covers cleaning, repairs, cutting-in and two coats of colour. That is what our imprinted concrete restoration includes, and it is a fair baseline to compare against.
Does the quote skip crack repair?
If cracks are visible in your photos and the quote does not mention them, ask why. Painting over open cracks colours them but does not close them, so they remain visible and can let water under the new coating.

Is only one coat included?
On faded stamped concrete, one coat rarely gives an even, deep colour, and it leaves a thinner film. A noticeably low price sometimes reflects exactly that. Ask how many coats are included and why. Our page on resealing and recolouring explains the role of each coat.
Are there promises nobody can document?
Be cautious with fixed lifespans in years, exact drying times stated without reference to conditions, or claims that a pool deck will be non-slip. These depend on the product, the weather, the use and the maintenance, and the product data sheet is where any such information should come from.
- Ask which data sheet a durability or drying claim is based on.
- Ask how grip around the pool has been considered.
- Be wary of any promise that does not depend on conditions.
Around pools this matters most; see our guide on pool surrounds and slip resistance.
Is the contractor ignoring obvious structural problems?
If parts of your driveway have sunk, roots are lifting slabs or large areas crumble, and the quote simply proposes painting over them, that is a red flag. A coating cannot fix movement, and it will crack along the same lines.
A trustworthy contractor tells you when a recolour is not the right answer. We would rather lose the job than sell a coating that fails; our guide on repair or replace sets out where that line sits.
Does the quote say what is not included?
A good quote is as clear about exclusions as about inclusions. Restoration does not cover relevelling sunken areas, building new paving, structural surveys, line marking or indoor floors, and a contractor should say so rather than leave you to discover it halfway through.
Also check who is responsible for moving cars, furniture and pots, for providing water and electricity, and for confirming with the town hall whether any paperwork is needed. Unclear responsibilities are where most misunderstandings start.
What about wash water and residues?
A contractor should have a plan for where the wash water goes, especially near pools and drains. In Málaga city, for example, the municipal sewer regulation prohibits discharging paints, pigments and water-immiscible solvents into the network. If nobody mentions residues at all, ask.
Is communication clear if you are abroad?
For absentee owners, poor communication is a warning sign in itself. You should be able to get answers in a language you understand, agree access and dates in writing, and receive photos at the key stages.
If a contractor is reluctant to send progress photos, you have no way of checking that cleaning, repairs and two coats actually happened. Our article on what working with us looks like from abroad shows the exchange we use, and the pool deck restoration page covers the extra points for pool areas.
Frequently asked questions
Is a very cheap quote always a bad sign?
Not always, but ask what is included. A low price can reflect a small, simple area. It can also mean no crack repair, a single coat or minimal cleaning. Comparing scopes line by line tells you more than comparing totals.
Should a quote mention the product used?
It is reasonable to ask what type of coating will be used and to see what its data sheet says about drying, traffic and maintenance. On this site we do not name brands, but we do explain the system and refer to the data sheet for performance.
What if the contractor promises the colour will last a set number of years?
Ask where that figure comes from. Durability depends on sun, use, pool water and maintenance, and the product data sheet is the reference. A promise that ignores those factors is not one you can rely on.
Is it a red flag if no site visit is offered?
Not necessarily. Many surfaces can be assessed well from good photos, and the surface is then checked closely after cleaning. What matters is that the contractor asks for the right photos and is clear about what might change once the surface is washed.
Should I be worried if the quote has no start date?
A quote can be valid without a fixed date, because coating depends on weather. What you want is a clear plan for how dates are agreed and what happens if the forecast changes, especially if the villa is let.
What does a good quote for a pool deck include?
Cleaning, repairs, cutting-in along the coping and steps, two coats, a plan for residues near the water, and an honest discussion of grip and pool water based on the data sheet. It should also say when the area can be used again.
Is it normal to ask for payment before the work?
Payment terms vary between contractors. Whatever is agreed should be in writing and tied to clear stages. Ask how payment will be made and keep records, especially if you are arranging everything from abroad.
Can I ask for progress photos as part of the quote?
Yes, and for owners abroad it is a sensible request. Photos after cleaning, after repairs and at each coat let you see the work was done in the right order. We send them by WhatsApp.
What if a contractor says a permit is never needed?
Requirements depend on the municipality and zone. In Málaga city, similar works are minor works under a declaración responsable. For other towns, the owner should check with the ayuntamiento (to be verified). Blanket statements either way are a warning sign.
Is pressure to decide quickly a red flag?
Usually, yes. A restoration is not an emergency unless there is a safety issue. Take the time to compare scopes, ask questions and check that the timing works with your bookings.
