What Villa Owners Wish They Had Known Before Recolouring Imprinted Concrete

Reviews & best of ·

The things that surprise owners after recolouring imprinted concrete are rarely about the paint. They are about how much preparation the job needs, how long the area is out of use, how different a colour looks in strong sun, the fact that a coating cannot stop a moving slab from cracking, and the importance of grip around pools. Knowing these in advance makes the decision easier and the result more satisfying.

Why does preparation take so much of the job?

Because the colour only lasts as long as its bond with the concrete. High-pressure cleaning, removing failed old coatings, filling cracks and cutting in edges all have to happen before the first coat, and on a surface with many cracks or edges they take longer than the painting itself.

Owners who see a crew spend a long time on cleaning and repairs sometimes wonder why the colour has not started. That time is what makes the difference between a finish that holds and one that peels.

How long will the area really be out of use?

From the start of cleaning until the coating can take the intended traffic, according to its data sheet and the weather on the day. Foot traffic and cars are usually different stages, and furniture should wait too.

For rental villas, this is the point most worth planning: leave a buffer between the end of the job and the next arrival. Our page on pool deck restoration discusses timing around bookings.

Why does the colour look different from the sample?

Because light on the coast is strong and changes through the day, and because a large textured area reads differently from a small flat swatch. Gloss also deepens a colour, especially when the surface is wet.

Looking at samples on the actual surface, in sun and in shade, avoids most surprises. Our colour guide explains how to judge a sample properly.

Can cracks come back after recolouring?

Fine cracks that are filled and coated usually blend into the new colour. If the slab moves, though, a hairline can reappear along the same line, because the coating sits on top of the concrete and moves with it.

This is not a defect of the paint; it is the nature of concrete on moving ground. Knowing it in advance helps set the right expectations, and our guide on repair or replace explains when movement is serious enough to deal with first.

What about grip around the pool?

It deserves a conversation before the work, not after. How the finished surface grips when wet depends on the product and finish, as documented in its data sheet (to be verified per product). A glossy finish can feel different underfoot than an old, weathered one.

If the pool is used by children, older relatives or holiday guests, mention it so the finish is chosen with them in mind.

Why does a clear reseal not fix fading?

Because it is transparent. A reseal is often the first thing owners ask for, in the hope that the colour comes back; on a faded surface, a clear coat only adds shine to the pale, patchy look. Once the colour has gone, a coloured finish is what restores it.

Our pages on faded imprinted concrete and resealing and recolouring explain the difference in more detail.

Which practical lessons are worth taking from this?

The practical lessons are simple: plan earlier so the work does not squeeze into a short gap, choose the colour against the house rather than a brochure, and include the terrace or pool deck at the same time so everything matches. None of these cost anything extra; they only take a little forethought.

  • Book well before the rental season.
  • Send photos of every area you might want done.
  • Ask about grip before choosing a finish for the pool.
  • Agree who on site will move cars and furniture.
  • Brief the cleaner and gardener on caring for the new surface.

Frequently asked questions

Does the old colour show through the new coating?

With two coats of coloured resin paint over a properly prepared surface, the result should be a uniform tone. A single coat on faded concrete can leave the old patches faintly visible, which is one reason two coats are standard.

Will the recoloured surface feel different underfoot?

It can. A fresh coating is smoother and may have more sheen than an old, weathered surface. That is worth knowing around pools and on steps, where grip should be discussed based on the product data sheet.

Can I choose a colour after seeing the surface cleaned?

Yes, and it can be helpful, because a clean surface shows the true base and texture. Just make sure the decision is made before the first coat is due, so the schedule is not held up.

Does recolouring remove oil stains completely?

Cleaning removes as much as possible, and the coating covers what remains. Very deep or old oil can occasionally affect adhesion in that spot, which is why stained areas get extra cleaning before coating.

Will the stamped pattern look the same?

The pattern remains, because the coating follows the relief. With an even colour, the pattern often looks clearer than before, since the eye is no longer distracted by patches. That was the case on the Marbella driveway.

Is there a smell during the work?

Coatings can have an odour while being applied and drying, as described in the product's safety information. Working outdoors helps it disperse. Keeping windows and doors near the work closed is a sensible precaution.

Do I need to tell my neighbours?

It is a good courtesy, especially for the pressure washing stage and if the crew's vehicle needs to park nearby. In communities and gated estates, informing the administrator or security in advance also smooths access.

What if I do not like the result?

Agree the scope and colour clearly before starting, and look at the progress photos at each stage. If something does not match what was agreed, raise it straight away with photos so it can be discussed while the crew is still on site.

Is it better to do everything at once or in stages?

Doing all connected areas at once keeps colours consistent and avoids repeated disruption. Stages can work if you plan the colour scheme for the whole property first, so the later areas match the earlier ones.

How soon should I plan the next recoat?

When wear appears in the busiest or sunniest areas, rather than on a fixed date. The product data sheet is the reference. A seasonal photo check by your manager helps you spot it in time.
